Land
The land is a 1/2 mile deep and a little more than a
1/2 mile wide. It is all usable and consists of gently
rolling hills, oak trees, a seasonal creek and year
round stock pond. Fish for your own bass in the
stock pond. There is both perimeter and cross
fencing for livestock.
You can drive anywhere on the ranch, but the best
way to explore the land is from the back of a
horse. In spring the wildflowers are spectacular.
Landscaping
Beautiful flowers, shrubs and trees including
redwood, pine, oak, dogwood and sequoia
surround the house. Fruit trees include apple,
orange, cherry, grapefruit and lemon. An 18,000
gallon Koi pond with waterfall is both beautiful and
entertaining.
The swimming pool has its own waterfall and is
heated with solar panels which keep the water
warm all season. There are flagstone paths and
patios overlooking the pool alongside the
waterfall.
Over two miles of automatic drip line support the
landscaping. There is absolutely no hand watering
to be done.

Location
The ranch is located in Northern California in the
foothills of the Sierra Nevada mountains between
Rancho Murieta and Plymouth. It is on a lightly
traveled paved county road 1 1/2 miles off of
Highway 16. The ranch is above the valley fog,
below the snow and is surrounded by other
ranches.
The ranch offers complete privacy yet is easily
accessible. It is an easy commute to Sacramento,
Folsom or Stockton.
Medical
Both routine and emergency medical services
are available. Jackson and Plymouth both offer
doctor, dentist and clinic services. Jackson
hospital (the first one on the way down from the
ski resorts) offers an emergency room. The
ranch is within the Kaiser service area and Kaiser
has offices in Folsom, Sacramento and Stockton.
U.C. Davis Medical Center in Sacramento is one
of only two level-one (the most serious) trauma
centers in Northern California (the other is
Stanford) and is 40 minutes by car or less than
ten minutes by helicopter.
Taxes
Annual property taxes are only $4,000 and
according to the Tax Assessor's Office will
increase to only about $6,000 or $7,000 upon sale
of the ranch.
Well
One of the most important things about country
living is a good well. Our well was just tested at
25 gallons per minute of clear, clean water. A
copy of the test results will be provided upon
request.
